This handy Windows application consists of 26 different programs to help the realtor in their daily lives!. Please Note******
This application was designed for a user's without the .NET Framework 2.0 installed. If you have .Net 2.0 or greater installed use Realtor Toolkit v2.0 instead !.
If you will notice going through the application it features "Tabbed" pages. Along with those tab's you might see some numbers ((2)) this indicates there are 2 applications on that one tabbed page.
Toolkit v1.0 consists of 26 different applications they are as follows:
- Realtor Commissions- This application helps the real estate agent figure out approximately what his portion of the sales will be. Note not all offices work with the same co-broke so this is a generalization(as are all the applications)
- Seller's Net- You can use this handy utility to help your seller figure out approximately what they can expect to "pocket" after they pay their taxes, broker fees and any unpaid mortgage.
- Amortization Schedule- This application will take a loan and amortize it over a given period, it will also tell you what you will pay in INTEREST over the life of the loan.
- Appreciation-See what you can expect on a "Rate of Return" on your investment property over time. This utility takes a APR of your choice and runs it over a length over time you specify!
- Property Tax Proration's This nice little utility will assist in helping you seller approximate what they should be able to "Pocket" after you sell the property, and they pay commissions and any other outstanding mortgage. It also utilizes a variable percentage for "Other Fees" !
- Balloon Payments- This utility will help a financier approximate what the payments and the final "Balloon" payment will be on a loan!
- Principal And Interest Payments -This is one of the nicest utilities on the site. You can use this utility to calculate what your client will pay for Principal and Interest on any given loan amount !
- Fuel Proration's-This utility is for the buyer who must pay the seller after closing a "pro rated" amount for fuel left in the tank. This is strictly for LP-Propane. Again it gives the seller an idea where their costs are.
- Discount Points-Back in the days where discount points were added to your loan this utility can help a borrower estimate them.
- Percent Leases-Calculate what you should pay on percent leases vs a normal lease.
- Square Foot Calculation-This simple utility help estimate the total square footage of any given area.
- Amortization Schedule-This is one of the slickest utilities on the site. You can use this program to amortize a loan over any given period of time. It will also let you know what you can expect to pay total in interest over the life of the loan!
- Capitalization Rates-There are 3 calculators here they are designed to approximate the Capitalization Rates of an investment!
- Rent per Square Foot-Estimate what you will be paying renting an establishment based on the square footage of the area!
- Net Operating Income(NOI)-Estimate your net operating income after tax's and utilities have been deducted!
- Depreciation-Determine approximately what you value will be for a parcel of real estate after depreciation has been applied!

PDA Amortization Schedule:
In this handy utility you can develop an amortization schedule for any given loan simply:
- Enter a loan amount
- Enter the interest rate
- Enter your monthly payments
- From the drop down list box select the term of the loan in years
- Press calculate
The program will now calculate a scrollable amortization rate table and also will calculate how much interest you will pay over the lifetime of the loan!!!!

PDA Commissions :
This is one of the nicest utilities we have. It is designed specifically for the realtor in mind. This application will help the realtor determine "his take" after co-broke and commission splits are applied simply:
- Enter home or real estate selling price
- Chose your co-broke category
- Select your commission rate
- Press calculate
- Broker, listing agent, selling agent commission are displayed.
- If there are no amounts next to a category no splits are due them.

PDA Acreage:
This handy utility will help you determine what amount you can expect to receive based on the amount of acres you hold and the price per acre.
You can calculate based on "square feet" if known and the cost per square feet.

PDA Principle and Interest:
This is one of the nicest utilities for the PDA.
- Enter a loan amount.
- Next select your term in years.
- After that select the interest rate and the PDA will calculate what your buyer will pay for both Principal and Interest for the above loan..!! This is one handy utility for the PDA !!

PDA Seller's Net:
How many times has a seller wanted to know what to expect after closing and all fees are paid !!
- You start by entering the selling price of the property
- Then enter the commissions you paid in a percentage
- If you have an out standing mortgage to be paid off enter that also
- Enter a percentage for other fees, to cover un-forcast expenses usually 2%
- Your seller's Net Proceed's are calculated !!
Once again this is a handy "On the Go" tool for the realtor !!!

PDA Property Tax Proration's:
With this utility you can determine at a specific closing date what the seller and buyer have to pay for prorated property taxes.
- Enter the annual property tax
- Select from the calendar the closing date
- Your proration's are automatically calculated !!

This utility is designed for the seller to help determine how much the buyer will owe for pre bought LP Fuel.
- Enter the amount of fuel remaining (in percentage) read off the tanks gu age
- The cost per gallon
- Size of the tank in gallons

- Determine how many years you wish to hold the property
- Enter and average APR(Average Percentage Rate)
- Determine what the properties value will be over time !!!
